Quick answer
Yes, you can get a HELOC on a Tennessee short-term rental, but expect CLTV limits of roughly 65-75% depending on the program. Sevier County lenders serving Gatlinburg and Pigeon Forge may allow up to 75-80% CLTV and count AirDNA and booking data, while Nashville is harder because non-owner-occupied Type 2 permits are largely unavailable. Most lenders want 2 years of Schedule E.
How Tennessee STR HELOCs are priced
| Program type | Rate range | Max CLTV | Income doc |
|---|---|---|---|
| Conforming (STR as investment) | 7.85%-8.55% | 65-70% | 2 yr Schedule E |
| Non-QM STR specialty | 8.25%-9.25% | 70-75% | 12 mo STR earnings + AirDNA |
| TN portfolio lender (Sevier County-focused) | 7.65%-8.75% | 75% | Flexible — actual bookings history |
| DSCR cash-out refi (alternative) | 7.75%-8.85% | 75-80% | Property DSCR 1.20+ based on STR income |
The Sevier County STR HELOC market
Gatlinburg, Pigeon Forge, and Sevierville have one of the most concentrated short-term rental investment markets in the country. Several regional Tennessee banks and credit unions have developed specialty programs for this market. What that means:
- Higher CLTV allowances (up to 75-80% on STRs in Sevier County vs. 65% elsewhere)
- Willingness to underwrite AirDNA and actual booking data as qualifying income
- Familiarity with cabin/chalet property types
- Understanding of STR seasonality (peak fall foliage, summer, Christmas)
When you compare lenders for a Sevier County cabin, ask whether they have closed STR HELOCs in Gatlinburg or Pigeon Forge, whether they count AirDNA or booking-platform data, and what CLTV they allow on a short-term rental. Wholesale non-QM STR programs are available only through a broker. Because we're both a lender and a broker, we can price our own investment property HELOC, which covers rentals including LLC-owned properties, alongside those programs with one application.
Nashville is a different story
Metro Nashville has significantly restricted non-owner-occupied STRs since 2018. Types 1 (owner-occupied) and Type 2 (non-owner-occupied) permits are regulated separately. Type 2 permits are essentially unavailable in most residential zones today.
What this means for HELOC underwriting: lenders scrutinize STR permits carefully. If your property is in an area where Type 2 permits aren't being issued, the lender may reclassify the property as non-conforming use and reduce CLTV.
Nashville HELOC scenarios that work well:
- Owner-occupied home with a permitted rental portion (Type 1)
- Detached ADU rented short-term in permitted zones
- Property in a suburb (Franklin, Brentwood, Hendersonville) with less restrictive STR rules
Documentation for a Tennessee STR HELOC
- 2 years of Schedule E showing STR income and expenses
- 12 months of Airbnb / VRBO / booking-platform earnings statements
- Current lease with property manager (if applicable)
- STR permit / business license
- Cleaning fees and turnover cost documentation
- 2 years personal tax returns
- Current mortgage statement + insurance dec
- 6+ months reserves across all properties
How to accelerate STR HELOC approval
The single biggest thing that speeds up STR HELOC approval: clean, consistent Schedule E showing 2 years of stable STR revenue with reasonable expense ratios. Lenders reject applications where the borrower has been deducting personal use, aggressive depreciation, or one-time expenses that make cash flow look worse than reality.
