  • Low recording costs. The state fee schedule is $20 for a 1–6 page document and $65 for 7–25 pages.
  • Both spouses sign on a homestead. North Dakota's homestead law lets a mortgage attach only when executed by both spouses (or an unmarried owner).
  • Property tax relief. The Primary Residence Credit is up to $1,600 a year for 2025 and 2026 for owner-occupied homes; apply January 1 to April 1.
