The four Colorado mountain HELOC complications
1. Wildfire (WUI) insurance
Colorado's wildland-urban interface has grown 40% since 2010. Most mountain HELOC lenders now require:
- Full replacement-cost coverage including outbuildings
- Wildfire-specific rider or dedicated policy
- Documentation of defensible space compliance (Class 3 typically)
- Sometimes ISO Class 8-10 fire protection is a dealbreaker for conforming programs
Specialty insurers (Chubb, PURE, Cincinnati, Nationwide E&S) are often required. Premium can run $6,000-$18,000/year on a $1M second home.
2. Seasonal access
Properties with roads closed in winter (many I-70 corridor and San Juan Mountain properties) may not qualify for conforming HELOC programs that require year-round access. Portfolio lenders more flexible but with rate premium.
3. Jumbo loan sizes in resort areas
Vail, Aspen, Telluride, Beaver Creek routinely exceed $2M home values. Conforming HELOC caps at $1,209,750 (2026 FHFA limit). Above that, you need a jumbo HELOC — smaller lender pool, 65-70% CLTV cap, 720+ FICO requirement.
4. Short-term rental restrictions
Summit, Eagle, and Pitkin counties have varying STR permit caps. If you rent your mountain home short-term, disclose it upfront and check whether the lender's classification treats it as second home vs. investment. This one change flips pricing by 75-150 bps.
