Why HELOC rates differ by state

  • Lender competition. States with more lenders competing (and fewer exclusions by national lenders) tend to price lower. Hawaii and Alaska are excluded by several national lenders.
  • State rules and costs. Recording taxes, foreclosure timelines, and homestead laws affect lender risk and cost. Minnesota, for example, charges a mortgage registry tax, while North Dakota bans mortgage taxes.
  • Home values. Higher-value markets push more borrowers into jumbo HELOCs, which can price differently.
