What causes HELOC delays

  1. Incomplete documentation at application — biggest single cause. Every missing doc = 1-3 day underwriter callback.
  2. Appraisal issues — low value, needed repairs, comparables problems.
  3. Title complications — undisclosed liens, ownership issues, boundary disputes.
  4. First-mortgage subordination delays — your existing first-mortgage lender needs to formally agree to be subordinate to the new HELOC. Some lenders take 2-3 weeks just to process this.
  5. Borrower response time — condition requests waiting on you slow the file more than anything else.

Documentation checklist to compress your timeline

  • Photo ID (driver's license or passport)
  • Last 2 years W-2s or last 2 years complete tax returns
  • Last 2 pay stubs
  • Last 2 months bank statements (all pages, all accounts)
  • Current mortgage statement (all mortgages)
  • Homeowners insurance declaration page
  • Property tax bill
  • HOA statement if applicable
  • List of all debts (credit cards, car loans, student loans, other mortgages)
  • If self-employed: 2 years tax returns with all schedules + YTD P&L

Rescission period explained

Federal law (Truth in Lending Act, TILA) gives you 3 business days after closing to cancel any refinance or HELOC on your primary residence. Weekends and federal holidays don't count. The line doesn't fund and isn't accessible until this period expires. This is non-negotiable and applies to every lender.

Rescission does NOT apply to: primary purchase mortgages, HELOCs on second homes or investment properties. Those close and fund same-day of signing.
