Spring EQ and Newrez were checked and are not listed: Spring EQ's published HELOC matrices require tax returns from self-employed borrowers, and Newrez's non-QM Smart Series is first-lien only.

What actually differs between no-doc HELOC lenders

  • Minimum initial draw. Some programs (Angel Oak, Farm Bureau Bank) require you to draw at least 80% at closing, so interest starts on most of the line immediately. That's a poor fit if you want a standby line.
  • Loan-to-value by occupancy. Limits commonly step down from about 90% on a primary home to 85% on a second home and 75% on a rental.
  • How deposits are counted. Business-account deposits usually have an expense factor applied, often 50%. A CPA letter showing lower expenses can raise your qualifying income.
  • Variable vs. fixed. Many non-QM HELOCs are variable, prime-based, and interest-only during the draw.
  • Reserves. Some want 3–6 months of payments in the bank; others don't require reserves.
  • Channel. Wholesale programs (Angel Oak, Deephaven, Verus, Brokers First Funding) are only available through a mortgage broker or loan officer, so a broker can quote several at once.

What no-doc HELOCs cost

Published estimates put alternative-documentation HELOC pricing roughly 0.25 to 3 percentage points above a comparable full-documentation HELOC. The Mortgage Reports estimates 0.25–0.75 points for bank statement programs and 0.50–2.00 points for no-doc options, while LendEDU says 1–3 points. On a $50,000 balance, each point is about $500 a year in interest. Where you land depends mostly on credit score, loan-to-value, and documentation type.

  1. Exactly what documentation do you need, and for how many months? Can I mix personal and business statements?
  2. What expense factor do you apply to business deposits, and how do you treat transfers and one-time deposits?
  3. What's the maximum combined loan-to-value for my occupancy and credit score?
  4. Is the rate fixed or variable? What are the index, margin, adjustment frequency, cap, and floor?
  5. Is there a minimum initial draw or minimum balance? Can I redraw right away?
  6. How long are the draw and repayment periods? Is the draw interest-only? Is there a balloon payment?
  7. What are all the fees: origination, appraisal, application, annual, inactivity, and early termination?
  8. Do you use an automated valuation or require a full appraisal?
  9. How many months of reserves do you require?
  10. Are you the lender or a broker, and are you licensed in my state for this property type?
  11. How does your rate compare with your full-documentation HELOC for the same profile?
